However, major works (obra mayor) such as extensions, building swimming pools, or structural enclosures require a full technical project designed by an architect and formal licence approval, which can take several months to process.
Furthermore, Nerja’s stunning geography introduces specific coastal and environmental protections:
- The Ley de Costas (Coastal Law): Properties close to the sea in areas like Burriana, Torrecilla, El Playazo, or Maro are subject to strict maritime-terrestrial public domain rules. This includes a 6-metre transit easement (servidumbre de tránsito) and a 100-metre protection easement (servidumbre de protección) where construction and modifications are heavily restricted.
- Protected Natural Areas: To the east, the Paraje Natural Acantilados de Maro-Cerro Gordo protects our cliffs and marine life. Land here is strictly protected (suelo protegido), making new developments or major structural alterations almost impossible. To the north, the Sierra de Almijara acts as another natural boundary.
